A quick search brings up the ‘Hobo’ spider. Unsure however, but is this a female? I have found two now, in a brand new Condo that we are just moving into. This is concerning, since we are on the 4th floor!
This is just a harmless Running Crab Spider. Most of these guys are fairly arboreal. That’s probably why you are seeing them in your condo. Either they climbed up the condo and in or they were brought inside, by accident, from something that might have been kept outside. Plants at garden centers are one example of this kind of occurrence.
To me it looks a little more like Agelenopsis utahana, a fellow in the American grass spider family. The Running Crab spider is also a believable identification, I’m only skeptic because I can’t see a dark mark near the start of the abdomen (but that could be due to my screen quality).
Regardless, both are harmless little fellows.
